A bank or retail lender can only offer its own products. If your file doesn’t fit, the answer is no. A broker is approved with multiple wholesale lenders and sends the file to whichever one fits it — which is why brokers often place loans that a retail lender declined.
Because a rate quoted without your actual file is marketing, not information. Pricing depends on credit, property, occupancy, loan size, and the lender’s pricing that day. Advertising a number also legally requires a full set of additional disclosures, and a number that changes daily on a web page is not useful to you. Call and you get a real one for your scenario.
